Not all backup systems are created equal. These days, our commercial backup power system, along with a massive backup water system, is vital. Turn every light on and fire up the sauna and hot tub like nothing happened.

This self-guided resort-like experience is 30 seconds away on skis to the heart of Sunday River Resort, yet private. The VIPs in your group will remain incognito with their grounds surrounded by a 700′ solar lit fence.

The Second Floor Primary Bedroom:
Wake up to see the Sunday River slopes in the king bed master suite. This room features a dressing room and a stunning tiled 2-person shower, raining from multiple nozzle heads and a double vanity flanked by a separated private toilet. A flat-screen TV completes the space for streaming your favorite series.

More Sleeping Arrangement Details

The 1st Floor Family Suite:
This features two full-size beds and a super fun loft for kids with 4 twins. If a loft for twin beds can be luxurious, this is it. This fully tiled bathroom is perfect for the boys in the family. It has a urinal. It’s exquisite…urinal and all. Random…we know.

The 2nd Floor Family Suite:
This large family suite features a king bed and 5-custom designed twin bunks around a privacy wall. There is plenty of closet space and a full-size tile bathroom with a shower and dual vanities.

The 2nd Floor Corner Bedroom:
This cozy queen bedroom overlooking the hot tub below has a custom bureau, closet, and a full-size bathroom with a tile shower just outside the door. With 3 full bathrooms to serve three bedrooms, the adjacent bathroom can quickly be dedicated to this corner bedroom.

The Jungle Bunk:
In the north wing of the house is a giant room, home to the “tree” of cantilevered bunks looking out through a massive wall of windows, then flanked by floor to ceiling art of a waterfall on one side and 20′ tree on the other.

The Family Suite:
This is a new suite in the north wing of the house with two sets of twin bunks and one queen bed. This bunk room flanks the other side of the large bunk bathroom described above. Perfect for a family of 6 or less.

The Basement Nook:
This space feels like a cozy little cave for deep sleepers and snorers. It’s away from all the other bedrooms is home to the downstairs pool table. This bedroom uses a bathroom with a stand-up shower.

Whether you come to ski, snowboard, hike, swim, fish, mountain bike, golf, snowmobile, or enjoy any of the many other year-round area activities, we can help you pick the best spots to go.

We are aiming for the “WOW” from check-in to check out. We will be updating the listing with new photos weekly as construction comes closer to completion!

The 3-Season pool opens on May 15th each year.

The fully equipped kitchen was renovated in 2026 and opens to a formal dining room with a custom-built table large enough for the whole group. After dinner, gather around the fireplace, enjoy the oversized Scrabble board, or settle into one of two movie rooms.

For adventure seekers, launch kayaks upriver at Gilead Bridge and float back to the house, or spend the day exploring the nearby trails by foot or bike.
